Project-by-Project Achievements

The Windsor Hotel Toya Resort & Spa (1997-2012)

Through a forward-thinking "high-price strategy" and meticulous "strategic marketing," they rebuilt a hotel that was said to be beyond repair.

It was revived as the main venue for the G8 Summit in Toyako, Hokkaido.

July 2012: The hotel attracted Frédéric Lalos, a MOF (Meilleur Ouvrier de France) baker with a track record of supplying top French restaurants, and opened his first Lalos bakery in Japan. April 2012: Achieved a Gross Operating Profit (GOP) of 25% (generally around 10% for luxury resort hotels). Three of the hotel's restaurants received Michelin stars in the "Michelin Hokkaido 2012 Special Edition." This put the hotel, along with the Four Seasons Hotel Hong Kong, at the top of the world for the number of stars within a single hotel. In the accommodation category, the hotel itself received the highest rating of "5," the highest evaluation among hotels in Hokkaido. Furthermore, the fact that all of the recipients of the 3-star rating in the "Michelin Hokkaido 2012 Special Edition" were former employees or affiliates of the Windsor Hotel Toya became a hot topic, solidifying its position as Japan's leading hotel for disseminating sophisticated culinary culture. July 2008: The Hokkaido Toyako Summit was held. It was a historic first in the history of summits held in Japan, as all the leaders of the G8 and EU stayed at the same hotel. Furthermore, there were no accidents or incidents during the conference, and Prime Minister Fukuda (at the time) expressed his gratitude. April 2007: Designated as the main venue for the Hokkaido Toyako Summit. Room rates exceeded 55,000 yen, making it the highest in Japan, surpassing foreign-owned hotels. (ADR before the restructuring was 5,500 yen, and it reached 48,000 yen in one year after management was taken over.) June 2002: Became a member of LHW (The Leading Hotels of the World), an international luxury hotel consortium. Membership before opening was unusual, and it became the only member hotel in Hokkaido. Attracted the first branch of the long-established Kyoto hotel "Miyama-so," which was said to be "closely exclusive." In addition, twelve food and beverage facilities were introduced, making it the hotel with the largest food and beverage facilities among resort hotels. The Windsor Hotel Toya reopened for business. The Windsor Hotel School, a hotel staff training school, opened. 2001: Attracted the world's first Michelin 3-star restaurant, "Michel Bras." At a time when Italian cuisine was at its peak, this revived the French cuisine boom in Japan, spearheaded the rush of 3-star restaurant openings in Tokyo, and became the catalyst for the second gourmet boom. January 1997: Undertook the reconstruction of "Apex Toya" (at the time). To revitalize the brand, the hotel name was changed to "The Windsor Hotel Toya." During the transition period, in order to minimize the cost burden on the owner, a method was proposed to deliberately show customers the hotel's transformation while continuing operations, establishing the hotel industry's first "open kitchen style reconstruction method." (1998-2000 was preparation for reopening due to the owner's bankruptcy.)

Establishment and operation of five hotels within Huis Ten Bosch, Nagasaki (1991-1996)

While sharing the concept of five hotels—"Guest House," "Hotel Europe," "Hotel Den Haag," "Hotel Amsderdam," and "Forest Villa"—they vary the target clientele and pricing for each hotel, and by thoroughly implementing strategic employee training, they have achieved a balance between clientele and attendance, thereby increasing profitability and revenue.

We achieved increased profits.

1995: Hotel Europe ranked first in Japan for average room rate and profitability; Hotel Amsterdam ranked 4th; Hotel The Hague ranked 6th. The hotel division achieved four consecutive periods of increased operating profit since its opening. 1994: Hotel Europe ranked first in Japan for average room rate and profitability; Hotel Amsterdam ranked 2nd; Hotel The Hague ranked 6th. May 1993: Hotel Europe ranked first in Japan for average room rate and profitability (Park Hyatt Tokyo was 2nd); Hotel Amsterdam ranked 3rd. In partnership with Cornell University's School of Hotel Administration, Professor Kimes was invited to introduce "Yield Management" to the industry, and promoted the latest management systems. 1992 - Hotel Europe was accepted as a member of The Leading Hotels of the World (LHW/International Luxury Hotel Consortium) just 8 months after opening (the first hotel in Kyushu to be accepted). - Hotel Europe achieved the highest average room rate and profitability in Japan, while Hotel Amsterdam ranked 5th. October 1991 - Attracted filming for the movie "Minbo no Onna" (directed by Juzo Itami). January - Established operations and brand marketing as Grand General Manager (C.O.O.) of 5 hotels.

This facilitated smooth communication between foreign management and Japanese employees, leading to improved employee motivation and better understanding of the company's strategy.

1990: Attracted filming for the TBS drama adaptation of Shotaro Ishinomori's manga "Hotel," which featured Kuboyama as its subject. The drama became a popular hit, achieving viewership ratings in the 15% range and a peak of 25%, greatly increasing public interest in the hotel industry. Achieved an annual occupancy rate of 92% and an average room rate of 42,000 yen, ranking among the world's top-performing hotels in Hilton International's revenue rankings.

Hotel New Otani (1978-1989)

At the age of 32, he was promoted to Deputy General Manager and successfully turned around underperforming hotels overseas. His expertise in on-site operations, from menu development in restaurants to engineering aspects such as facilities and equipment, and the establishment of employee pension plans, combined with his management perspective, was highly praised. This led to him taking on numerous important projects as an assistant to the president, including negotiating to attract a three-Michelin-starred French restaurant and attracting IMC (International Marine Centre).

1989 - Appointed as General Manager of Strategy, Sales Department, Hotel New Otani Osaka - Attracted the IMC (International Financial Conference) Osaka Convention to the hotel. Surpassed the Royal Hotel and became recognized as the number one luxury hotel in the Osaka area, - Awarded the honor of being ranked 21st in the world by the financial magazine "Institutional Investor," second only to Hotel Okura Tokyo. - *The above events were featured as the subject of the novel "Hotel Woman" (by Yoko Yamazaki) 1985 - Appointed as General Manager of Corporate Marketing, Tokyo Head Office - Responsible for marketing the top-class French restaurant "Tour d'Argent" attracted to the hotel, creating the first gourmet boom - Became the original model for the character "Manager Todo" in the popular manga "Hotel" (by Shotaro Ishinomori) 1981 - Appointed as Deputy General Manager, Hotel New Otani Los Angeles, and began the reconstruction of the Japanese restaurant "Senbazuru" within the hotel. Waldorf Astoria (1975–1978)

Wangaman, learning the essence of top-class hotels and greatly influencing the formation of his subsequent hotel philosophy. The quality control, inventory management system, and sales system he experienced at the hotel were more advanced than the current level of hotel management in Japan, and were later utilized in projects that Kuboyama undertook.

1977: • A major blackout occurred in New York. On that day, I took the lead as an assistant to the general manager. • I was in charge of receiving Jean MacArthur, wife of General MacArthur, who resided at the hotel, and learned about cultural perspectives. • I learned the essence of value-added marketing through interactions with world-renowned singer Frank Sinatra. June 1975: Joined Hilton Hotels Corporation (headquarters in Chicago), assigned to the Waldorf Astoria Hotel (New York).
